as someone who works in property law/management, i don’t understand the idea behind increasing rent without any infrastructural changes/development. like what’s the logic? i don’t want to ask my boss cos i don’t want to feel stupid but i really don’t understand the concept.

most increments are because there is rent review clause in the tenancy agreement. And most landlords base the increment on economic factors or the changing market value of the property and not necessarily because there has been any infrastructural improvement…..(1/2)

…..(2/2) Though it’s within the landlords right to increase rent as stipulated in the tenancy/ lease agreement. the most important thing is that the increment must not be absurd as the law frowns against arbitrary increment and if per adventure that happens,The tenant can go to court to seek for declaration against such increment. (I hope this helps).
