I think that's when you're standing right next to the wifi router and have absolutely no interference. I'm two rooms over and my wifi scan shows over 20 other networks (even though I'm in a single-family home), so you'll never get max speed. I'm not sure I've ever seen >500 Gbps with my setup (using wifi 6).
