I watched a video on this it’s actually so wild. They are trading private land on a public trail tract for current public land. But the deal ends up making the land they own completely encircle the mountain range and cuts off all access to the center donut of public land and the entire reason that area is amazing. 

So they trading private land for public land but de facto controlling all of it by controlling access to the still “public” land.
