This is fair criticism. Supply-hoarding and anti-construction hysteria burn the wick at both ends. NIMBY (Not-In-My-Backyard)-ism is complex. For me, apartment construction is not sensory-isolated enough. 20% more construction money should be spent on: +Double-studded walls +Double drywall layers with green glue between +Solid core doors +Mass loaded vinyl between floors +Triple-pane-windows This would massively reduce sound transmission. Terrible, penny-pinching buildings are often why I don’t want to be around other people more than the actual people. There are also many adults aged 18-54 who like peace and quiet, so they’d mix fine with 55+ housing. NIMBY-ism and construction aversion can be reduced by— +Better sorting of the population by high-density residential preference +Better high-density building design People with vocal dogs, children and loud party hosting desires don’t HAVE to mix with seniors and sensitive adults. Sensory segregation is GREAT public policy.

Shoddily constructed housing is beyond evil. Anyone who purposely builds thin walled, acoustically ignorant apartment complexes deserves a fate similar to the defendants in the Nuremberg trials.

Every time I see a new apartment being built, I swear they just raided Home Depot for 2x4s and plywood. I built better forts as a child. I once moved into a brand new 300+ unit apartment building (first resident of my unit) and when they make you document damage/mistakes— I sent a 70-item list of blemishes and other errors with photographs.

They’ll get you with that stuff too, yeah, dings in the walls and countertop issues. But the noise pollution part I still find to be the worst. I think there are so many n order effects of noise pollution we haven’t even grasped or researched thoroughly as a society. Have you seen all the health issues for those Texans who live in towns and villages where people have started Bitcoin mining operations nearby?

There is no fucking reason that new apartment buildings shouldn't be made such that I can't hear my neighbors while they're watching a movie at a reasonable volume. In student apartments, the noise levels were hell between parties, drunk people, sex people, and being able to hear my neighbor furiously scribbling his engineering notes.
