The listing agents are still going to want their full fee. And now when a buyer shows up with an agent the buyer may have to pay out of pocket for their agent’s fee or overpay and ask for a seller concession to cover it

Curious to see if this truly does compress fees or not, it could theoretically make it more expensive

Could be. The bank appraisers have the most influence on final price in most cases

Wouldn’t this kind of change incentivize realtor to appraise houses at a higher price though?

Agree with @fieldy , this doesn’t really mean much for the tristate area. Sellers negotiate down from the standard 6% to either 4%-2% already especially for homes that are close to $1 mill and for homes that sell fast. 

We’ll see in a few months what this really means, it’ll de-incentivize buyers agents fo show
