Developers would be able to build a wider variety of housing types, including multi - family units like duplexes, triplexes, and apartment buildings in areas previously zoned only for single - family homes. This could significantly increase the housing supply, which is desperately needed considering the ongoing housing shortage. In 2021, there was a shortage of 7.3 million affordable homes and rental units, an increase of 500,000 from just two years earlier.
