I think the first step towards the adoption of blockchain technology should be to transform existing institutions and centralized infrastructure. Individual projects with more provisions can come into the picture later once its utility can be established.
I recently attended a DeFi conference where the purpose of almost all the questions posed to the panelists (VCs, Academics) was to unpack the REAL WORLD applications of blockchain. To this almost all the panelists mentioned REAL ESTATE. Need more educated responses!
